Assets Management Courses


In the Asset Management concentration, students are immersed in the study of physical assets in the hospitality industry, including hotels, conference centers, resorts and other properties.

This concentration also focuses on the financial implications of asset management and explores the many methods of revenue management.

Introduction to Asset Management

This course is an introduction to the systematic and coordinated processes by which physical assets in the hospitality industry (hotels, conference centers, resorts and other properties) are managed. Asset management requires a cross-functional approach to achieve sustained value in the selection, design, acquisition, operation, maintenance and renewal of physical infrastructure.


Corporate Finance and Risk Management

Students perfect their ability to analyze and evaluate financial performance and determine financing options in a multi-unit, multi-business environment. Risk management tools intended to minimize the financial exposure of an enterprise make up the remainder of the course.


Revenue Management

This course outlines the strategies and methods needed to manage capacity actively in order to maximize profit. Using hotel analytics, industry benchmarking, and pricing tools, students learn to balance product availability, pricing, and marketing in light of organizational opportunity, competitive practices, and market forces. An active, dynamic approach is taken to managing revenue streams to ensure an organization's long-term viability and financial health. The course prepares the student for the Certification in Hotel Industry Analytics exam (CHA).


Real Estate Finance

This course considers the various methods of valuation of commercial properties, as well as the financing instruments available for real estate investment. Portfolio management techniques are also considered.



Franchising and Management Contracts


The selection of a management company and a brand is a critical component to the overall success of a hospitality asset. This course considers the point of view of owners or operators in selecting management contracts and/or a franchise model to manage growth and profitability. Students analyze the various elements relevant in the decision including time horizon for investment return, availability of capital for product improvement plans (PIPs), or need to rebrand.

Students analyze information in management contracts or franchise agreements taking into consideration issues like agency or service contracts, incentives fees and royalty fees structure, the property management system (PMS), territorial restrictions and other factors.


Bankruptcy and Restructuring

In this course students examine the philosophy, principles, and policies underlying business reorganizations of distressed hospitality properties and the financial and legal issues in real estate workout process financing, refinancing and debt restructuring. Students will examine the role of debtors, professionals, creditors, officers, directors, and other parties in the context of restructuring and reorganization situations for distressed properties.

They need to completely understand every element of an ideal guest experience, from lodging to dining to events. They must be able to solve problems and concentrate on details. Revenue Management 

Takes an active, dynamic approach to managing revenue streams to ensure an organization's long-term viability and financial health.


Front Office Operations

Guides students through the guest cycle clarifying the key operational issues involved in achieving guest satisfaction, emphasizing both technical and service issues.


Property Management System

Exposes students to the basic and advanced functions of a Property Management System (PMS) through experience with the Micros-Fidelio “Opera” PMS.



Housekeeping Operations

Gives actual experience in the basics of hotel housekeeping, with emphasis on developing the managerial eye for detail necessary to conduct a successful room or public areas inspections.

Teaches students how to ensure a healthy and safe foodservice operation, covering topics including: HAACP (Hazard Analysis and Critical Control Points), personal hygiene, food purchasing/ receiving/storage, food preparation and serving, food contamination, food-borne illnesses and pest management.


Ingredients

Introduces a wide array of basic products used in food and beverage, providing an understanding of differences in quality and usage. Reviews the procedures involved in purchasing, receiving, storing, portioning and issuing of food and beverage items.


The Art of Dining

Provides an overview of the many tangible and intangible elements that combine to produce a superb dining experience, including China, glass, silver, linen, uniforms, plant and flower options, lighting and background music.


Introduction to Beers, Wines and Spirits

Teaches an appreciation of the way in which wine, beer and spirits can enhance the dining experience. Discusses fermentation, distillation and production methods for the different alcoholic beverages. Explores the many different types of alcoholic beverages served in food and beverage operations with students learning how to differentiate among various wines, spirits and beers by tasting them. Stresses the responsible service of alcoholic beverages.

The Art and Science of Mixology 

Provides a history of the modern cocktail and introduces the craft of making cocktails, including molecular mixology and classic cocktail recipes. BASSET Certification is part of the course as well.

What is CPD?

Continuing Professional Development (CPD) is the means by which professionals maintain and enhance their knowledge and skills. The world is moving ever faster so on-going CPD is essential to support you in your current role as well as helping you with career progression. CPD is all about upgrading knowledge, skills and capabilities to remain effective and compliant.

You are already likely to be participating in learning activities which contribute towards your Continuing Professional Development without realizing it. Almost everything that improves your knowledge and skills is considered as CPD. Use the CPD of CILM to gain recognition for your learning.

The launch of this formal CPD program by the Chartered Institute of Leadership and Management is a tool by which managers can use the guidance that is provided to manage their own CPD and gain formal CPD status accredited by the Institute.

Introduction

The business world that professional managers operate in today requires that all managers at all levels continue to develop their knowledge and skills in line with changing practices and developments in their industry. Professional managers take charge of their own development, and manage this to ensure that skills and knowledge are updated regularly.

The Chartered Institute of Leadership and Management is the professional body for managers in different business sectors in Europe, United States and the rest of the world. The role of the Institute is to foster, facilitate and promote professionalism amongst business and hospitality managers in the industry. The launch of a formal CPD program by the Chartered Institute of Leadership and Management is a tool by which managers can use the guidance that is provided by the Institute to manage their own CPD and gain formal CPD status as accredited by the Institute.


Definition: Continuous Professional Development

A continuous process of acquiring new knowledge and skills throughout one’s professional life. As undergraduate and postgraduate education is insufficient to ensure lifelong management learning, it is essential to maintain the competencies of management, to remedy gaps in skills, and to enable professionals to respond to the challenges of rapidly growing knowledge and technologies, changing needs and the social, political and economic factors that impact on the practice of business management.


CILM Continuous Professional Development Standards

Maintain a continuous, up to date and accurate record of CPD activities.
Attend official CILM CPD learning events or CILM CPD certified learning events
Demonstrate evidence of further training and development that is relevant to your job role and updating your own skills
Demonstrate evidence of prior learning and experience in your related management discipline, where relevant
Demonstrate evidence of further research in areas related to your management discipline, where relevant Attain the required level of CILM CPD points on a yearly basis

This will mean that the individual must be a member of the IHI and maintain an accurate record of CPD activities which will be a combination of mandatory activities that members are required to attend in order to gain CPD accreditation and other activities decided by the individual that enhance and improve their own skills and knowledge in line with what their professional job role demands.



How to Record & Log CPD Points

Members maintain a yearly PDP (professional development plan/record) which outlines all CPD targets/achievements for the year. Members are responsible for recording and logging their own CPD points. Members are required to submit achievements on an annual basis on the PDP provided.


The PDP Plan/Record

Each year, members are required to submit their completed PDP record direct to the CILM. This record sets out exactly how each individual has achieved their mandatory CPD points and the detail of each required number of core CPD points in order to gain overall accreditation.

The record should be submitted only when the individual member has accumulated over the course of the year culminating in the achievement of 60 CPD points that determines CPD accreditation. (PDP/Record available within the member’s zone of the CILM site.)



Verification of Member’s CPD Points

Verification of CPD points for each member will involve a check on the points achieved per competency. A completed PDP/Record template will be provided to members and this should be used for clarity purposes when completing your own individual PDP/Record.

In order to verify each activity undertaken a specific “Activity Record Sheet” should be kept by the individual member as evidence of completion of each activity with the relevant backup and signatory. It is these activity record sheets that may be requested by the CILM as supplementary evidence when formally confirming accreditation of CPD points.

For Educational verification your certificate issued with results from the relevant college would be requested for verification.


Certification of CILM CPD

Once all submitted documentation for CPD has been submitted and verified, each member who has reached the designated number of CPD points will be awarded CPD status within the CILM.

Examinations are held in March, June, September and December at the centers and on the dates determined by the Institute.

Students who wish to sit for an examination and are eligible under the regulations should apply to CILM for the appropriate forms, which must be returned duly completed, with the appropriate fee, by the closing date.

The CILM have power to decline any application without giving reasons. Approved candidates will receive at least one week's notice as to the time and place at which they should present themselves.

All candidates will receive separate notification in respect of each or part examination passed. Unsuccessful candidates will be informed of the subjects in which they have failed to satisfy the examiners.

The decision of the examiners of the Institute is final and candidates must not enter into correspondence with the Institute on the examination results. Under no circumstances will details of the number of marks awarded be divulged.

Upon successfully completing the Examinations, candidates may apply to the CILM for a form of application for appropriate membership of the Institute, provided they can fulfil the other necessary requirements as to eligibility for membership.


EXAMINATION HALL

Candidates are permitted the following materials owned by the candidates in the Examination Hall: Pencil(s), pen(s), eraser, slide rule, battery operated & noiseless pocket calculator. Wallets and handbags for ladies may be permitted at the discretion of the invigilators.


OVERSEAS STUDENTS

The Institute normally conducts examinations at overseas centers through its accredited examination centers where it maintains an office. The CILM may increase the fees payable where examinations are taken outside Europe or USA under this concession, and students will be advised of the amounts involved before their examination forms are accepted. Every overseas student must submit a passport-size photograph along with his Examination Form certified by his employer or the head of a recognized institute. 


TUITION AND STUDY TIME

The amount of tuition time shown against each subject is the estimated face-to-face or class contact hours. The amount of private study time depends on the ability of individual students. As a guide line, it should be at least equal to the number of tuition hours. Those studying by distance learning should allow three times the class contact hours.
